    Under the New Home Buyer Protection Act, all new homes in Alberta must be covered by warranty, which generally includes:

    • 1 Year: Defects in materials and labour.
    • 2 Years: Defects in distribution systems (plumbing, heating, electrical).
    • 5 Years: Building envelope protection (water penetration).
    • 10 Years: Structural components.

    Yes, all residential builders in Alberta must have a license to obtain permits for constructing new homes. You can verify a builder's licence and check for a history of fraud or compliance issues via the provincial Residential Protection Program.

    Beyond the base price, new builds often have additional costs:

    • Lot Premiums: Costs for preferred locations (e.g., green spaces, larger lots).
    • Landscaping and Fencing: Front and backyard finishing is often not included.
    • Window Coverings: Blinds or curtains.
    • Appliances: Sometimes only a basic package is included, or none at all.
    • Upgrades: Changes to finishes (flooring, cabinets, fixtures) during the design center phase.

    Yes, it is highly recommended. Even though the home is new and under warranty, an independent inspection before the "pre-possession" walk-through can identify deficiencies that the builder should fix before you move in.

    • Selection: Choosing your builder, community, and model.
    • Purchase Agreement: Reviewing the contract (often heavily builder-focused).
    • Deposit: Paying the initial deposit to hold the lot/home.
    • Selections/Upgrades: Choosing interior finishes.
    • Financing: Securing a mortgage (sometimes requiring a "builder hold" for a specific rate).
    • Construction & Inspections: Periodic site visits.
    • Final Walk-through: Identifying deficiencies (checklist items).
    • Closing & Possession: Transferring the land title and taking keys.

    • Closing Date / Possession: Is there a "drop-dead" date if construction is delayed?
    • Warranty Details: Does it meet the minimum Alberta requirements?
    • Deficiency Process: How does the builder handle fixes after you move in?
    • Hidden Costs: Does the price include GST (usually yes, but verify), site fees, or legal costs?

    This is your opportunity to inspect the home before taking ownership. Look for scratches on cabinets, paint issues, non-functional appliances, and proper landscaping. A professional inspector can help catch items you might miss.

    You will need to retain the services of a real estate lawyer for your new build. A lawyer will ensure the land title is transferred, the home is properly registered in the warranty program, and all liens from trades are cleared.

    Yes, buyer agents are paid by the builder. We can provide unbiased advice, help navigate contract negotiations, and ensure you are comparing builders' products fairly.

    A "spec" (speculative) home is built to a certain stage before a buyer is found. Customization options are usually limited compared to building from scratch, but you may still be able to choose some finishes if you purchase early enough in the construction cycle.
